

In the Samarangana Sutradhara, the land (Bhumi) is described as a living entity with its own pulse. Before a single brick is laid, the energy of the plot dictates the destiny of the structure. If you buy a plot based solely on its “facing” or its proximity to a main road, you are gambling with your future.

A “North-facing plot” is not a magic pill. In scientific Vastu, we don’t just look at the direction the road is in; we analyze the Slope, the Soil (Bhumi Pariksha), and the 16-zone orientation of the boundaries. A “Viral social media Vastu expert” will tell you “East is good,” but they won’t tell you if the plot’s ESE (Anxiety) zone is extended, which could make living there a mental nightmare.
The “facing” of a plot is simply the direction of the road it touches. However, the Vishwakarma Prakash teaches us that the entrance to the plot is what matters, and that entrance must fall in one of the 32 auspicious Padas.
The North/East Bias: While North and East roads are generally preferred for residential use, a South-facing plot is not “cursed.” In fact, if the entrance is precisely aligned with the SSE (South-South-East) pada, the residents will enjoy immense fame and confidence.
The 22.5° Rule: If your plot is “tilted” (Vidisha), meaning its corners aren’t aligned with the cardinal directions, a standard 8-direction analysis will fail. We must use a 16-zone radial grid to find the true energy centers.
The Mayamatam is very specific about the “Akriti” (shape) of the land:
Gaumukhi (Cow-shaped): Narrow at the front and wide at the back. This is the “Gold Standard” for residential plots as it “holds” energy and prosperity.
Shermukhi (Lion-shaped): Wide at the front and narrow at the back. This is aggressive energy—perfect for a Commercial Office or Factory but disastrous for a home, leading to high expenditure and lack of peace.
Extensions and Cuts: If your plot has a “cut” in the NE (North-East), your wisdom and health are compromised from day one. If it has an extension in the SW (South-West), it leads to instability and family disputes.
Before purchasing, the Manasara suggests three physical tests:
The Water Test: Dig a 1x1x1 cubit hole and fill it with water. If the water remains after 24 hours, the land is “Gaj-Sattvic” (Highly Auspicious).
The Pit Test: Refill the dug-out soil back into the hole. If soil is left over, the land is “fertile” for wealth. If there is a gap, the land is “dead” (Shunya).
The Aroma/Taste: Soil that smells like fresh rain or flowers is superior. Avoid land that smells of chemicals, decay, or has a bitter taste.
The topography of the plot is the “steering wheel” of its Vastu.
The Wealth Slope: The plot should ideally slope toward the North (Opportunities) and East (Social Growth).
The Stability Peak: The South-West (SW) should always be the highest point of the plot. If your plot slopes toward the South-West, your money and health will “run off” the property.
The T-Junction Trap: Avoid plots where a road hits the boundary directly (Vidhi-Shoola), unless it hits a positive 16-zone pada.
The Neighborhood Shadow: Ensure no high-rise building or temple shadow (Chhaya Viddha) falls on your plot between 10 AM and 4 PM.
The Soil Color: Pale or yellowish soil is excellent for residential peace; dark red soil is better suited for administrative or military professionals.
The Corner Plot Myth: A North-East corner plot is only a blessing if the NE is not “cut” by the road curvature.
The Power Line Proximity: Avoid plots directly under high-tension wires; the electromagnetic field disrupts the 16-zone “Air” and “Space” elements.
The Burial Ground Rule: Never buy land within 100 meters of a cemetery or crematorium, as the “Preta-Amsha” energy is too heavy for residential living.
The Water Source: A plot with a natural water body in the North or North-East is a magnet for multi-generational wealth.
The Tree Check: Avoid plots with large, thorny trees or milky-sap trees in the East, as they block the “Prana” of the rising sun.
The Geometric Center: Ensure the Brahmasthan (the center) of the plot is not lower than the rest of the land.
The Adjoining Walls: Do not buy a plot that shares a common wall with a hospital or a police station to avoid “disposal” and “legal” frequencies.
